A first-floor apartment in a protected Kazimierz tenement, stripped back to brick and joist. The conservation officer allowed no change to the window openings, so every build-up had to gain its performance in thickness we did not have.

Rockwool Frontrock on the internal face of the party wall, a floating Steprock floor to get the impact figure down for the flat below, and large-format Cerrad slab in the two bathrooms so the joint count stayed low on an uneven substrate.

One hundred and forty apartments across twenty-two floors, handed over in six phases. The specification could not drift between phase one and phase six, fourteen months apart.

We reserved the full Egger decor batch and the Porta door programme against the contract at award, drew down against it phase by phase, and held the paint tint formulation on file so the final touch-up matched the first coat.

Two floors of a 1990s office block taken back to slab and column grid, then rebuilt as open-plan with eleven meeting rooms and a two-hundred-seat floor plate.

Acoustic performance drove the partition build: Knauf Diamant both faces on staggered CW 75 with Rockmin infill, which hit 52 dB without doubling the stud. The floor takes trolley traffic all day, so it went to unglazed technical porcelain rather than a glazed gres.

A compact ground-floor knock-through in a 1930s townhouse, with underfloor heating laid over an old suspended timber floor that had never been level.

A deep self-levelling pour brought the substrate into tolerance, then wood-effect gres rather than engineered board, because the heating loop runs at a temperature that would have moved solid oak.

A pitched-roof lodge at 900 metres, where the roof build-up had to meet WT 2021 in a rafter depth the structural engineer would not increase.

Recticel PIR over the rafters carried the U-value in 100 mm where mineral wool would have needed nearly double. Clay tiles below, on a Dörken breather membrane rated for the freeze-thaw cycling at that altitude.

A shell unit turned around in five weeks to hit a lease start date, with a floor rated for the footfall of a high-street food retailer.

AC6 laminate rather than vinyl, because the tenant wanted a warm floor and the maintenance regime suited it. Everything ordered as one sequenced delivery so the unit never held more than three days of material.
